Assessment & Classification
We inspect the property, identify moisture sources, and classify the contamination level (Condition 1, 2, or 3) before any work plan is written.
Containment & Engineering Controls
The work area is isolated with physical barriers and held under negative air pressure so spores can’t migrate to unaffected areas of the structure.
Source Removal
Affected porous materials are removed rather than “cleaned,” in line with S520’s principle that contaminated porous material is generally not salvageable.
HEPA Filtration & Drying
Air scrubbers run continuously through the containment period, and any residual moisture is dried down to a stable target before materials go back in.
Post-Remediation Verification
An independent clearance inspection and air sample confirm spore levels are back in line with the surrounding environment before we close the job.
Normal Fungal Ecology
No visible or elevated mold growth. This is the baseline every job is measured against at clearance.
Settled Spores
Elevated spore levels present, often from a nearby Condition 3 area, without active growth on surfaces.
Actual Growth
Visible or hidden active mold growth. This is the condition that drives containment and source removal work.
